The above graphics illustrate the home demand index for the Greater DC Metro Area, which includes DC, Arlington, Alexandria, Fairfax County, Fredrick, and Loudon County. While not homogeneous, the overall trend is a much slower market, with demand for homes remaining the highest in Alexandria and Arlington.

While the demand for single-family homes across various price points has slowed down, the condo market remains relatively stable across the region.

With fewer interested buyers, homes tend to stay on the market longer during this season. Sellers who list their properties in spring or summer may become more motivated to close deals as winter approaches. This extended market time can work in your favor, giving you more leverage during negotiations, potentially improving prices, and allowing you to shop around more.

While it might seem counterintuitive, inventory remains relatively steady in the fall. Sellers who have not yet found buyers are still eager to sell, and new listings continue to appear. This steady supply ensures a variety of options for prospective buyers without overwhelming them with too many choices.
